For many years now we have lived downstairs in the summer months, while letting out the upstairs apartment. It has been 10 years or more with hard work, love and dedication to develop the old cottage and the garden.
Attracting guests from 20 countries and from 4 continents. If you can attract tourists from as far as Melbourne, Cape Town or New York, then both the area and the property need to be something special.


ONE OF THE MOST BEAUTIFUL COASTLINES IN GREECE
The coastline here is one of the most beautiful in Greece. A very lush and rugged coast dotted with picturesque villages, small bays and many beaches to choose from; and the mighty Taygetos mountain range as nature’s stunning backdrop. Highest of them all the magic peak of Profitis Ilias, summiting at 2407 meters above the coast.
Few places in Europe can offer such beauty and variety within such a compact area. Here you can walk in the mountains in the morning and spend the afternoon on the beach.

THE MAIN UPSTAIRS APARTMENT
The airy main apartment has a large open plan kitchen/lounge with high timbered ceilings and hand crafted kitchen with marble counter tops. A charming vaulted bedroom with an open fireplace. Connected via a hallway is the second bedroom with antique pine furniture, oriental artefacts and sea view. Finally a beautiful Italian tiled shower room.
The massive stone arch with amazing “Game of the Thrones-ish” candle holders make a lot of the atmosphere. And of course the wood burner.
The lounge has wooden floors. All the rest of the floors are covered with Italian tiles.
Outside, the almost 30 metre terrace, covered with white and black grapes is a highlight. Perfect for appreciating the view over the sea and the sunset, or enjoying lazy dinners on a balmy night.


THE MAIN BEDROOM
The main bedroom upstairs has 2 windows. The second window with a lovely vie over the terrace and the Mediterranean. Large wardrobe, dressing table and heat pump (air con and heating).
THE UNIQUE STUDIO
The downstairs studio is nothing but jaw dropping. Where else can you stand in a cave to have a shower? Our builders had to get through 1.5 metres of solid rock to get to what was the old water reservoir. Today a modern shower room with Italian floor tiles.
The vaulted Kamara/Studio where animals once lived, is now a stylish studio with French windows that open onto the garden.


The kitchenette has wooden beams, a bespoke made kitchen where the sink is carved out of Italian granite.
Even the separate storage room and the walk in dressing room with plenty of wardrobes, have vaulted ceilings.
The dressing room can be transformed into a 4th bedroom. And the storage room could be a small home office with a separate entrance door to the garden.
It is soundproofed between the floors. With Italian tiles on all the floors, fiber optics, a large 42 inch Sony HD TV etc. This is a proper Man Cave. Or maybe even a unique setting for a home office?


DETAILS AND LOCAL CRAFTMANSHIP
The property is all about the high quality details and craftsmanship. Several local artisans that have showcased their best skills.
The elegant iron gate, the decorative iron work on the windows of all 4 main doors or the massive stone arches upstairs and downstairs.
ALL MOD CONS
All the rest is here. Double glazed windows with shutters and mosquito blinds; air con with heating (heat pumps); satellite TV that works independently upstairs and downstairs; large electric awning over the terrace; outdoor lights to illuminate the garden at night etc.

Our small Garden is fenced in with a tall iron fence overgrown with hedges to provide privacy. An old mulberry tree is trailed into a large bower/pergola for shady comfort
The large orange tree produces close to 1000 oranges a year. And it makes gorgeous freshly pressed orange juice.
Other fruit trees include apricots, pomegranates and mandarin. And we have been growing loads of tomatoes, cucumber, courgettes etc. Amazing how much you can fit in with vertical growing and different shaped trellises.

A VILLAGE WITH NO CARS
Pyrgos is one of the oldest villages in the area. From here you can get to the sea or up in the mountains in just 10-15 mins.
A small community that also offers a bit of safety, as people with not so good intentions, would probably choose an easier target.
With a scooter or a Quad bike, you can bring your shopping straight to the gate.
You can start your walks just outside the village.
AMENITIES
The area offers more than 100 restaurants and tavernas, most of them by the sea. Some prefer the picturesque fishing harbour of Agios Nikolaos. The more busy Stoupa and Kardamili offers dozens of different restaurants and tavernas, but also the smaller mountain villages offer authentic Greek food at their quaint tavernas. Hidden in the mountains you can find places where the Greeks go, where they cook on open fires every evening during the busy season.
The area also offers a full range of super markets, bakeries, very high standard of pharmacies and doctors.


THE PERFECT HOME OFFICE?
The Government tell us to work from home. In Greece that could mean more quality time together for you and your family. Combining work and pleasure. Being able to be outdoor so many more months than the weather allows in the UK.
With Wi-Fi you could work on the terrace or in the garden. If you need more serious workspace, the vaulted studio could be a stunning home office (with noisy equipment in the storage room).
Out of season this area is at its best. The photo shows Kalogria beach. Beautiful, almost no people and still warm water. Tempting for a swim in the end of October?

You can only rent the upstairs main apartment (and the large sunny terrace). But it is soundproofed between the floors, so you will have full privacy.

GREEK GOLDEN VISA
Buying the property, you will be approved for the Greek Golden Visa program.
The Greek Golden Visa program enables an entire non-EU family, to obtain permanent residency status in Greece within just 3 months (in some areas it takes less time). There is no minimum stay requirement and children up to the age of 21 are included in the family application. Maybe something to consider in these times where a hard Brexit can’t be ruled out?
The Golden Visa program does not require you to spend any minimum amount of days at the property. Well worth noticing if you are buying the property as an investment or a second home.
ALMOST AS SOUTH YOU CAN GET IN MAINLAND EUROPE
Welcome to Greece and the southern Peloponnese. Almost as south as you can get in mainland Europe (only Gibraltar is slightly further south). Where the tallest mountains of the Peloponnese meet the azure blue waters of the Mediterranean Sea. Where the sea is still warm in the end of October. Sometimes even till December.
Then in December it might be you strolling the beach promenade admiring the lit up Christmas trees and decorations. Realizing that Father Christmas also comes to Greece.


GETTING HERE
Our village Pyrgos is just 1 hours drive from Kalamata Airport (KLX). From early spring till late autumn, Kalamata Airport have weekly flights from London, Manchester and other main cities in Europe.
And all of the year you can go by Athens. With the new motorway from Athens to Kalamata, the entire drive will take about 3.5 hours.

It takes years to create this kind of atmosphere. And it is so easy to take it away. We therefore have decided that 99 percent stays in the house. It belongs there.
ONE OF THE OLD TOWER HOUSES
Casa Sophia was one of the old Tower Houses in Pyrgos.
The name Pyrgos means tower in Greek. On the photo to the left, you can see our village Pyrgos in the upper background.

This area has been very lucky so far, with only a handful of cases. All being dealt with very professionally. So there are some important advantages living in a small community.
Because of the pandemic, the take over date will be early summer 2022. But remember you ca rent upstairs this year. and if you want to buy the house, we can always look after the property until next spring.
